Terms & Conditions


MINIMUM DAYS: There is a 5 night minimum for advanced bookings on all properties. Many properties have higher nightly minimum day rules during the summer months (May 15 – August 31) – see individual property listing page for details


CHECK-IN/OUT: Guests check-in at Executive Stay is via remote access and secure Wifi lock system. Check-in time is after 4:00pm, Check out time is no later 11:00am unless other arrangements have been approved. During the months of November-February we are often able to offer more flexible hours (for example 3:00pm Check-In and 12:00pm Check-Out times). We must strictly follow designated check-out times in order to prepare property for the next guests; the times are not flexible and overstaying check-out time will result in a $50.00 minimum charge. 1/2 day rent will be charged for unapproved check-outs past Noon, one (1) day rent past 2:00pm. Guests may request an Early Check-In no more than 24 hours in advance of arrival or Late Check-Out no later than 24 hours in advance of departure. Early Check-In and Late Check-Out Requests are not available May 15 – August 31.


RESERVING YOUR STAY: After reserving a property with Executive Stay you will receive an email confirmation of the booking and then separately your Reservation Confirmation – Rental Agreement and Policies. You will need to review and sign the contract within 3 days from the date the reservation is made or 24 hours if your arrival date is within 15 days.


PAYMENT TERMS: Reservations made within 30 days of arrival require full payment at time of booking. For all other reservations a 25% non-refundable Initial Payment is required. This 25% Initial Payment, which must be paid at time of reservation, will be credited to the amount due.  The remaining balance is due 30 days before your arrival. If you choose to release your reservation for any reason, prior to paying the remainder of your initial payment, you would forfeit the initial payment. We accept Visa, MasterCard, or Discover.


ONLINE BOOKINGS/AFTER-HOURS RESERVATIONS: Online bookings are not confirmed until you have communicated with a Guest Services Representative of Executive Stay Guest Services will attempt to contact you within 24 hours to confirm your online reservation request. If we cannot contact you, we will attempt to again 24 hours later and within 48 hours of your original booking. Your reservation may be cancelled if we have not spoken with you within that time period or if payment is not received within the required time periods listed.


SECURITY DEPOSIT: You are required to pay via credit card during the time period required as a guarantee.  The refund process will be started once a damage report has been assessed after checkout.  Note as of April 2020, due to Covid-19,  we have been advised by our payment processing company that refunds can take up to 30 days due to the high volume of refunds being processed.

HOUSEKEEPING AND LINEN FEE: All properties require payment of a non-refundable Housekeeping Fee. The Housekeeping Fee is noted in your Rental Confirmation and based on the size of the property and the sleeping capacity.


LINEN: Executive Stay provides a basic supply of bed and bath linens in each property (sheets on each bed, 1 towel and 1 wash cloth per person up to the property capacity, and hand towel(s) in each bath). Should you require extra linen, you should plan to bring them, or you can launder them during your stay. Bed linen and bath towels are not changed during your stay. Beach towels are not provided.


PET POLICY: No pets are allowed. Thank you for your understanding on this matter.


SMOKING POLICY: Smoking of any kind is prohibited.  Smoking of any kind will result in automatic loss of entire damage deposit and immediate eviction with no refund.


CANCELLATION POLICIES & FEES: Once a reservation has been confirmed by payment and you are unable to fulfill your obligation to occupy, Executive Stay must be notified as soon as possible. We require all cancellations be in writing for your protection. Executive Stay will make every attempt to re-rent the property once we have received notification of cancellation. If we are unable to re-rent the property, no refunds will be due. If the property is re-rented at full Rental Rate, you will receive a refund of the full amount of rent consideration (Rent, Taxes, Housekeeping Fee, and any fees) less a $100.00 Cancellation Fee. In no event shall Guest assign or sublet the Rental Property in whole or in part.


LISTINGS AND PRICING: Guest is responsible for reviewing the property description, photos, location, and amenities listing online for this property to confirm that it will meet the needs of your group. We have made every effort to ensure that all the information on our website is current and accurate. The possibility of errors and omissions exists. We will be happy to confirm all data contained herein or answer any questions you may have prior to booking your reservation. Rates for holidays, special events, and weekends may be higher. Rates do not include tax and are subject to change. Rates, furnishings, fees, and taxes are subject to change without notice.


AGENCY DISCLOSURE: Once you book, all agreements of rental policy are enforced. You understand by booking your selected property, that you have agreed to follow the outlined terms and conditions. All rates subject to change before you have officially booked.
